Smart Inventory
From 6 April 2007, it became compulsory for Landlords to join a scheme that safeguards Tenant’s damage deposits.
Where a dispute arises about allocation of a deposit that cannot be resolved, the scheme refers the dispute to its dispute resolution service. An independent adjudicator examines the facts and determines how the deposit should be allocated. An Inventory and record of the condition of the fabric and content of the building at the beginning and end of a tenancy is central to this process.

Commercial Energy Performance Certificates
Business premises (industrial workshops, offices, shops, etc.) must also obtain a Commercial Energy Performance Certificate prior to marketing. It had been anticipated that we would be able to supply these from the date of our Trading Launch date, but due to the collapse of our Training Provider this situation has had to be re-assessed. Training provision for these EPC’s is being sought and we will endeavour to bring this service to the marketplace as soon as possible
Fire Risk Assessment
The law makes it your responsibility to ensure the safety of everyone who uses your premises and the immediate vicinity. It insists that you must have a fire risk assessment carried out on your business premises. Without it you can face business closure and a heavy fine. The order applies to virtually all premises and covers nearly every type of building, structure and open space.
Flood Risk Assessment
Each flood risk assessment to be tailored to the specific needs of a development, and designed to meet, satisfy, and exceed the requirements of local planning authorities, The Environment Agency, and Internal Drainage Boards.
Air Conditioning Assessment
An Air Conditioning Inspection Certificate became mandatory for all air conditioning systems over 250kW in January 2009, and in January 2011, it will be mandatory for all air conditioning systems over 12kW. Air Conditioning Inspection Certificates focus on the size (effective rated output) of the air con system and not the type of building. Air conditioning inspections entail an assessment of efficiency, a review of sizing and advice on improvements or replacements, as well as alternative solutions. Air conditioning systems first put into service on or after 1st January 2008 must have their first inspection completed within 5 years of the original date they were first put into service.
Public Buildings Energy Assessor
As part of the government's plan to implement the Energy Performance of Buildings Directive, Display Energy Certificates (DEC’s) have needed to be in place in many public buildings since October 2008. From this date public authorities, and institutions providing public services, occupying buildings which are frequently visited by the public must display a certificate showing the energy performance of the building. The regulations apply to buildings where the floor area exceeds 1000m2.
